HBW FINANCE / MODERNISATION
Finance modernisation with a reliable cost plan.
Purchase and renovation belong in one plan. For an existing home, the work, new borrowing and current mortgage commitments must fit together.
Turn separate ideas into a works budget
Prioritise the planned work. Roofs, heating, windows and damp require a different approach from a new bathroom. Support the scope and cost with quotations where possible. A broad estimate for work not yet specified can be too uncertain.
Calculate the requirement including contingency
| Example modernisation plan | Assumed amount |
|---|---|
| Quoted work | €55,000 |
| Additional planning contingency | €8,000 |
| Total requirement | €63,000 |
| Own funds after personal reserve | − €18,000 |
| Remaining borrowing requirement | €45,000 |
This example uses assumed figures. A suitable contingency depends particularly on condition, inspection results and the extent of the work.
The borrowing structure must suit the project
A loan secured on the property, a purpose-specific modernisation loan and an unsecured personal loan have different costs and requirements. Amount, term, existing land charges and evidence of use matter. The options that can be considered for brokerage are discussed personally.
Check energy funding before placing orders
An energy certificate does not replace a modernisation plan. Where funding is relevant, applications, technical evidence and commissioning must follow the correct sequence. A loan must be repaid; a grant has its own approval conditions; a repayment subsidy reduces the amount to repay if the conditions are met.
What we discuss first
- Which measures are necessary and which can wait.
- Whether quotations and a technical condition review are available.
- How much equity remains after your reserve.
- Existing loans and security arrangements.
- When invoices fall due and borrowing needs to be available.
