HBW KNOWLEDGE / PLANNING
Bring public funding into the plan early
Funding may complement your finance. Eligibility depends on use, household, the building and when the project starts.
A concrete example: KfW programme 124
The KfW Home Ownership Programme 124 can support the purchase or construction of owner-occupied housing with a loan of up to €100,000 per project. It is a loan, not gifted equity. Let or commercially used areas and refinancing existing loans do not fall within this funding purpose.
Timing must match the programme
Clarify the application before the relevant project start. For a purchase, signing the notarised purchase contract can already be decisive. Programmes have different definitions, technical requirements and exceptions. Confirm them before a binding signature or order.
Questions for a funding review
- Will the property be owner-occupied or let?
- Is this a purchase, new build or particular energy improvement?
- Which income, household or building criteria apply?
- Can it be combined with other loans or grants?
- Which evidence and specialists are required, and when?
Compare the whole package
A funding loan can have repayment rules, fixed-rate periods and drawdown conditions different from the main mortgage. Compare the combined monthly payment and outstanding balances of every component. Check current funding terms and availability before applying.
Frequently asked questions
Is subsidised borrowing always cheaper?
That depends on terms, the repayment period and the combination. Compare the complete project, including required evidence and costs.
Can I apply retrospectively?
Rules are programme-specific and retrospective applications are often restricted or excluded. Check before starting instead of relying on later approval.
