BEFORE YOU COMMIT

Four questions shape
your mortgage.

A seemingly low payment is not the whole picture. Additional costs, the debt remaining and drawdown and repayment conditions all matter.

View the document checklist ↗
01 / TOTAL BUDGET

What will the
project cost?

Add tax, notary, land register and any agent costs to the price. Include modernisation and a cash reserve separately.

See a Hesse cost example ↗
02 / HOUSEHOLD

Which payment
remains affordable?

Reliable income less living expenses, commitments, ownership costs and reserves determines your room for repayment.

Understand the household budget ↗
03 / CONTRACT

What remains after
the fixed-rate period?

The rate period and repayment together determine the later balance. Extra repayments and payment changes are contractual features.

Compare offers properly ↗
04 / ASSESSMENT

When is finance
confirmed?

The bank assesses your financial position and the actual property. A budget review does not replace that decision.

SERVICES

A clear approach
to your project.

Different stages of property finance raise different questions.
Find the preparation that fits your plans.

01 / PURCHASE & NEW BUILD

Purchase & new build

How much can you borrow, what payment remains affordable and which documents are still needed? We discuss the figures and help prepare your mortgage enquiry.

Details and preparation ↗
02 / REMORTGAGING

Remortgaging

When your fixed-rate period ends, the payment, repayment level and balance should fit your circumstances today. We discuss how to prepare the next financing phase.

03 / MODERNISATION

Modernisation

Purchase and renovation belong in one plan. For an existing home, the work, new borrowing and current mortgage commitments must fit together.

INDIVIDUAL CIRCUMSTANCES

Fixed-term does not mean
automatically excluded.

A fixed-term residence permit or employment contract does not automatically rule out a mortgage. We assess your individual circumstances and explore which lenders may be willing to consider your application. The type and remaining validity of your permit, employment history, income, deposit and property all matter. Approval remains subject to the lender’s assessment; a particular outcome cannot be guaranteed.

THREE ANSWERS TO START WITH

Understand the mortgage.
Make an informed decision.

Calculations, clear explanations and checklists: our knowledge centre covers twelve practical topics.

Explore the knowledge centre ↗
01How much equity do I need?

Deduct a reliable reserve and purchase costs from your available funds first. The remainder can reduce the loan required for the purchase price. Example: €90,000 savings less a €15,000 reserve and €35,000 assumed transaction costs leaves €40,000 towards the price. There is no universal minimum percentage for every lender and case.

02Which additional costs should I expect?

At an illustrative €400,000 purchase price in Hesse, property transfer tax is €24,000 at 6%. Add an assumed €8,000 for notary and land register and an explicitly illustrative buyer’s agent share of €14,280: the example transaction costs total €46,280. Check actual fees and agreed commission individually. Modernisation and moving may add further costs.

03Which payment fits my budget?

Compare reliable income with future expenses, including ownership costs and reserves. A household with €5,200 net income, €2,700 other expenses, €450 ownership costs and €350 reserves has €1,700 remaining in this example. This is household planning, not lender approval.

HOW WE WORK

Each step has
a clear purpose.

From an initial overview to a prepared enquiry.
The binding lending decision is made by the bank.

Discuss your project ↗
  1. 01

    Understand your starting point

You outline your project, budget, own funds and timing. We establish whether you need an initial search budget or financing for a specific property.

  2. 02

    Assess the financing requirement

Overall costs, available equity and ongoing household expenses are considered together. We identify questions about repayment, the fixed-rate period and required evidence.

  3. 03

    Prepare and coordinate the enquiry

We help organise your information and coordinate the next steps of your financing enquiry. Binding approval requires the bank’s assessment of creditworthiness, the property and security.

FREQUENTLY ASKED QUESTIONS

Before you
make an enquiry.

What does the initial assessment within 24 hours cover?

We offer a particularly fast service for employed applicants: Once we have received your complete documents, you will receive our initial assessment of your financing options within 24 hours. Our 24-hour service applies exclusively to employed applicants who have submitted complete documents. Processing may take longer for self-employed applicants and freelancers. The initial assessment is not a binding mortgage approval. The final lending decision is made by the financing institution. Processing takes place Monday to Friday, excluding public holidays.

Can I contact you before finding a property?

Yes. We can first discuss your search budget. The eventual lending decision relates to a specific property and requires its documents.

Can you consider fixed-term residence permits or employment contracts?

A fixed-term residence permit or employment contract does not automatically rule out a mortgage. We assess your individual circumstances and explore which lenders may be willing to consider your application. The type and remaining validity of your permit, employment history, income, deposit and property all matter. Approval remains subject to the lender’s assessment; a particular outcome cannot be guaranteed.

What is enough for the first contact?

The type and location of your project, approximate price or budget, own funds and a way to call you back. Please do not send ID, bank statements or other sensitive records unsolicited; we agree the next steps personally.

Why does the lender’s valuation matter?

The bank values security using its own criteria. Its assessment can differ from the purchase price. The price and equity alone therefore do not determine eligibility or terms.

Can self-employed applicants enquire?

Self-employed income can support an enquiry. Several years of tax records and current business information may be needed. The assessment and evidence depend on the case and lender.

Should funding be checked before buying?

Yes. Eligibility and timing depend on use, household and the building. Signing a purchase contract or placing an order may be decisive for a programme’s project-start rules.
