HBW KNOWLEDGE / PLANNING
Which documents will your mortgage lender need?
Complete and consistent information helps keep follow-up questions manageable. The exact list depends on employment, the project and the lender.
Personal and financial evidence
- For employees, typically current payslips and employment details.
- Evidence of equity, existing loans and regular commitments.
- A full household budget including future ownership costs.
- Identification and other lender-specific evidence after personal agreement.
Prepare more detail for self-employed income
Lenders often ask for tax assessments, annual accounts or income and expenditure statements for several years, plus current business figures. The years and documents required vary. A few strong months do not replace a clear income history. Explain major changes and unusual income.
Fixed-term permits and employment contracts
A fixed-term residence permit or employment contract does not automatically rule out a mortgage. We assess your individual circumstances and explore which lenders may be willing to consider your application. The type and remaining validity of your permit, employment history, income, deposit and property all matter. Approval remains subject to the lender’s assessment; a particular outcome cannot be guaranteed.
Useful supporting information may include the current permit and its expiry, any relevant extension documentation, your employment contract, previous extensions and evidence of ongoing income. We agree which documents are actually needed and how to provide them.
Property documents
| Project | Common documents |
|---|---|
| Existing property | Particulars, plans, floor-area calculation, land register information and energy certificate. |
| Apartment | Also the declaration of division and owners’ association records. |
| New build | Plans, specification, cost schedule and relevant approvals. |
| Remortgage | Existing agreement, fixed-rate expiry, balance and security details. |
Avoid unnecessary follow-up requests
Check that addresses, prices, areas and figures match across documents. Supply complete, readable records rather than extracts. For the first contact, a few basic project details are enough. We then agree a suitable way to provide personal financial documents.
Frequently asked questions
Should I send ID and bank statements immediately?
Please do not send them unsolicited. Start with your project and a way to contact you; we will agree the required evidence and transmission method.
Does every lender use the same list?
No. Lenders and projects can require additional evidence. This list supports preparation rather than replacing an individual request.
