HBW KNOWLEDGE / BUYING
Energy certificates when buying: what they show and what they do not
An energy certificate helps you understand a building’s energy performance. Modernisation costs and financing need additional evidence.
Distinguish consumption from calculated demand
A consumption certificate uses recorded energy consumption and is affected by previous occupancy. A demand certificate uses a technical calculation of the building. Their figures therefore should not be treated as identical measurements.
Read these details together
- Certificate type and issue date.
- Energy indicator, energy source and heating-system information.
- Building age and documented improvements.
- Recommendations and work that is actually necessary.
An indicator is not a renovation budget
An energy figure is neither a binding quotation nor a guarantee of your future heating bill. Have the heating, roof, windows and building fabric examined where appropriate. Financing needs documented measures, quotations and a timetable.
Plan immediate work in the original financing
If work will be needed just after purchase, include it in the initial financing plan. Check funding options and timing requirements before commissioning work. Many energy programmes require technical evidence or qualified specialists.
Frequently asked questions
Does a good certificate replace a viewing?
No. Condition, damp, maintenance and specific defects need separate assessment.
Does a poor class automatically rule out a property?
It calls for closer examination. The condition, required work and affordability of the whole project determine the decision.
